Access Statement For Nuthatch Cottage at Rede Hall Farm Park
Introduction
We aim to cater for the needs of all visitors in our two bedroom cottage. The following statement is a summary of what we provide but if you have any specific questions please do not hesitate to contact us and we will endeavour to do our best to help to make sure you enjoy your stay with us.
Pre-Arrival
• We are situated on the A143 between Bury St Edmunds and Haverhill.
• There is a poor bus service but the bus stops at the end of our drive.
• The main train station is 10 minutes away by car.
• There is a local taxi service if required

Arrival & Car Parking Facilities
• We are situated down a long private drive accessed directly from the A143 – follow the brown tourist signs with the picture of a Suffolk horse saying Rede Hall.
• The cottages are on the right after driving over the moat.
• The surface is level and tar and chipped.
• We can assist guests with luggage if required.
• The village is a 7 minute drive away.
• There is ample car parking facilities just outside the cottage.
Main Entrance & Reception
• Access to Nuthatch Cottage is on the right through the gateway 1m 63cm wide to the front paved patio area, the cottage is then last door on the left.
• The front glass double doors are 96cm wide and have a small step 5cm high.
• The keys can be collected by prior arrangement or by contacting us on your arrival.
• The doorway leads to the carpeted sitting room.
Public Areas – General (Internal)
• The sitting room is 6m 64cm x 3m 90cm and includes two blue swivel chairs with wooden arms and matching footstools. There is also a blue standard size double sofa bed with bedding and towels stored in a wooden chest. The decor is neutral with patterned blue curtains and tasteful wall pictures.
• A set of three stacking glass topped wooden coffee tables
• The T.V., video and DVD player with remote control are situated on a small wooden table.
• A three legged wooden coffee table and the dining table which is 71cm high and four chairs with cushions are also in this room.
• A tall wooden bookshelf with paperbacks, games, videos and ornaments is also supplied.
• Door 75cm wide leads to the self catering kitchen (see details below)
• There is a second outside stable door 98cm wide leading to another patio area at the rear which is fenced. There are two steps down 12cm and 21cm.
• On this rear patio area is another step leading to an arched wrought iron gate back out to the parking area.
• A pond is also in this patio with a small fountain.
Public Areas – WC
• We have an outside disabled toilet accessed by a ramp with a hand rail. The door is 84cm wide and the toilet is 47cm high with a hand rail. The hand basin is 69cm high with access under and the flooring is “cushion floor”. This room also holds a tumble dryer available for use.

Bedrooms
• A carpeted slope leads from the sitting room to BEDROOM 1 which is ensuite. The doorway is 84cm wide with red tiled floor and mats and measures 3m 8cm x 3m 13cm and has one window.
• The standard double bed is 58cm high with two bedside tables and lamps
• Wardrobe, chest of drawers, full size mirror and hair dryer.
• Step 57cm high leads to ensuite bathroom (see below)
• Cream walls with patterned curtains and bedding
• BEDROOM 2 also leads from the carpeted ramp through a doorway 82cm wide and measures 4m x 5m 54cm
• Red tiled floor with mats and two windows.
• Four poster standard size double bed 61cm high and two bedside cabinets with table lamps.
• Trouser press, high-backed wooden chair with arms and cushion, double wardrobe, chest of drawers with large mirror over, hair dryer.
• Doorway 76cm wide leads to ensuite shower room (see below)
• Decor is cream throughout walls, bedding and curtains
• CHILD’S BEDROOM/PLAYROOM is accessed from the sitting room via a wrought iron spiral staircase with steps 20c, apart and child gate at to top.
• Galleried area looking down on main sitting room
• Child’s camp bed and toys in carpeted room, green gingham curtains
Bathroom, Shower-room & WC [Ensuite or Shared]
• En suite bathroom to Bedroom 1 has a laminate floor and measures 2m 20cm x 1m 76cm.
• The bath is 57cm high with a hand grips, shower in the bath with folding shower screen, also a shaving point.
• Toilet is 44cm high with a wooden seat and the hand basin is 79cm high with access under.
• Extractor fan
• En suite shower room to Bedroom 2 has a laminate floor with a small hand basin 90cm high with access under.
• Shower measures 73cm x 73cm
• Toilet is 42cm high with a wooden seat

Self-Catering Kitchen
• This room is “L” shaped with a wood laminate floor and two windows with green gingham curtains and neutral walls and measures 3m 30cm x 4m 65cm at its widest points..
• Included is a dishwasher, front loading washing machine, microwave, iron and ironing board, broom, vacuum cleaner, mop and bucket.
• The four ring hob is electric as is the oven under. There is an extractor fan over the cooker.
• The breakfast bar is 94cm high with two stools with backs.
• Coffee percolator, cafetiere, electric kettle, all crockery, cutlery, saucepans etc.
• Oil fired boiler for heating and hot water.
